Two bathrooms: one upstairs with a bath for long soaks after a day on the water (or a shower if you prefer), and a downstairs shower for quick turnarounds.

Heat pump in the living space and downstairs entry keeps things warm in winter and cool in summer.

A reading nook tucked under the stairs that the kids will claim as their own within the first five minutes.
